The First Step Of Selling Your House
Book a FREE valuation on your property! At this appointment you can clear up any points you are still unaware of about the selling process, get an accurate market valuation on your property and discuss a commission fee for the service we provide to you.
Step 2
Instruct Lucas Estates as your Estate Agent! After meeting one of our agents at the valuation this will be the easiest decision you will have to make along the way when selling your house.
Step 3
Once you have instructed Lucas Estates as your estate agent we can book your property in for a mark-up where we will take detailed room descriptions, high quality photographs and any additional information you may have to create a brochure for your property, an advert for Rightmove, the UK’s leading property website, our own website and our office showroom. At this stage we will also ensure you have a current EPC in place to meet regulations.
Step 4
Finding a buyer… The brochure has been designed, the advert is live and we have viewings booked in, now our sales negotiators will carry out accompanied viewings at your property until we find a prospective buyer in a position to purchase your property.
Step 5
They love it! The latest people to view love your property and have made you an offer! If you feel the offer is acceptable we can start proceedings on the sale, if not we will negotiate on your behalf until we reach a price to satisfy both parties.
Step 6
Offer accepted! All we need from you as the seller is your solicitor’s details so we can liaise with them to keep you updated on the progress of your sale, we will gather all the relevant information from your buyers, relax.
Step 7
Exchange of contracts. All searches & enquiries raised along the way have come back and have been satisfied from a legal perspective so it’s time to exchange contracts with your buyer so you have a financial commitment from them to purchase your property.
Step 8
Completion day! The sale of your property is completed and we will be handing the keys over to the new owner’s, we wish you all the best in your new home and hope to see you again in future.
